for the record, there's a possibly relevant open issue in pybind11: pybind/pybind11#4943

And here's a more direct confirmation that it seems to be an open problem in pybind11: pybind/pybind11#2900

It seems the the docutils methods which power help won't print the documentation for properties that subclass the Python property.
